REAL Trends collects, ranks and verifies a list of the highest performing real estate agents in the country, based on their sales from the previous calendar year.
Less than 1% of all real estate professionals are recognized for this award, and it feels amazing to be one of them.
But, I want to tell you a secret.
It took me over a year to sell my first home. Embarrassing to admit, but true.
I struggled, worked my finely dressed butt off, doing what every agent around me was doing. You name it, I tried it. I remember hauling around Christmas sugar cookies and oversized pumpkins, delivering them door-to-door. When no leads came from that (no surprise, but, hey, everyone else was doing it!), I tried open houses, personal notes, mailings, even “farming”. Ha!
I tried everything. But nothing worked for me. Sure, I got a few leads here and there, but I was just another so-so, garden-variety agent to them. They didn’t value my knowledge or time and why should they? In their eyes, I was just like every other agent!
I almost quit. But, there was something inside me that kept saying, “There has got to be a better way and I am going to find it”.
So, I started to look outside the real estate industry at what other successful small business owners were doing and decided to apply what I learned from them to my real estate business.
I figured if it was working for them in their small businesses, it would work for me, too. And, BONUS, no one else in real estate was doing this! It had to at least set me apart.
And holy Christmas sugar cookie, did it ever.
The rest is history. Last year, I personally sold $30 million dollars in real estate with over 60 transactions. By personally, I mean by myself. Without a team of agents doing it for me. That’s right.
In order to single-handedly sell that many homes in one year, you need a proven, step-by-step formula.
So once I figured out my formula, I easily attracted more clients than I ever dreamed possible. I helped them in a way that made us both feel amazing about the whole process.
One part of the formula I figured out was how to correctly market myself.
See, when you market yourself correctly, your authentic-self shines through and clients who want what you have come effortlessly. You can come home, kick off your shoes each night and feel FULFILLED. Because you work with people who value your knowledge and time. And you give them exactly what they’re looking for.
I am also the cheapest business owner on the planet, anyone in my real estate office will attest to that, so when I say market myself correctly, I mean spend zero dollars on advertising and online leads. ZERO.
So, what’s the secret to marketing THE RIGHT WAY and not spending money on ads or leads or other nonsense fluff?
You must be able to answer this one and only question:
Why should someone choose you above all other options, including doing nothing at all?
When you unabashedly answer that question and build your real estate business around the answer, you will be unstoppable.
Dan Kennedy, marketing genius and one of those successful business owners I mentioned learning from, taught me to ask that question.
Once I knew to ask myself that question and came up with my answer, I organized my marketing and every part of my real estate business around my answer and that’s exactly how I went from selling zero houses to selling 70 houses a year.
But, here’s the thing. There is no ONE answer to that question.
My answer is different than yours. It should be different. Everyone’s answer should be different.
Answering that question authentically is what will set you apart from every other agent, when you’re standing in front of a buyer or seller, flailing your arms, screaming “Pick me!” All they want to know is WHY. So tell them.
