I created Agent Grad School back in 2011 when real estate agents quite literally kept knocking on my door asking me what I was doing to get so many clients. They would all ask the same questions—how are you getting so many clients coming to you…how are you growing such a successful business in the middle of a recession…how do you get so many clients you love working with so much...and how on earth are you having so much fun doing it all?
So, I started teaching them what I was doing.
I opened my own brokerage so I could teach even more agents and also so they could help me with all the clients that were coming my way that I couldn’t possibly handle on my own. And they became top producing agents too.
I just thought clients would find me and want to work with me if I did what every other real estate agent was doing.
So, I spent my first year in real estate talking to every other agent in town about what they were doing and did exactly what they did. At the end of that year, I was overworked, running around ragged, broke, bored, and feeling like I wasn’t getting anywhere.
All I could think about was how outdated those tactics were and how the people I was trying to "sell" myself to didn't like how it felt either.
I kept thinking there had to better way, but didn't know what else to do, so I just kept doing what everyone else was doing, thinking somehow if I just worked harder or longer, it would work for me too.
After four long years of frustration, only having sold two houses that entire time and more than anything feeling like a complete failure, I almost gave up.
I either had to quit doing real estate and go back to the monotony of a corporate job or I had to figure out how to be successful as a real estate agent once and for all.
That's when I made the decision that changed everything.
I decided to look in the only place I hadn't yet...outside the real estate industry, at what other successful entrepreneurs were doing.
I started to see certain patterns that were the same among these successful business owners. This gave me a much broader perspective on how to attract clients in a smart, efficient, and modern way.
I BECAME OBSESSED. I studied, I researched, I tweaked. I threw out what didn't work and kept what did. But, mainly....I fell in love with those ubiquitous concepts most people think they understand but don't — BRANDING AND MARKETING.
My education and corporate career was in marketing and even I didn't understand that in the entrepreneurial arena—the real estate arena—branding and marketing is the courageous art of knowing yourself, daring to be different, and creating the kind of business that benefits your client above all else.
And, if you want potential clients to choose you in a crowded sea of real estate agent sameness—first you have to give them a reason as to why they should.
Which is exactly what I did. And then...I became the go-to agent for first-time homebuyers in the Washington, DC area.
I won every top-producer award at the companies I worked for and in the area I served and even became one of the top 100 Agents in the US.
And was featured in The Wall Street Journal as one of the top agents in the US by Real Trends.
I suddenly had more clients than I could handle that I had to open an entire brokerage to help all the leads that were coming my way (none of which I bought). I hired more agents. I trained them to use the same step-by-step formula for success I used, and their success was unprecedented too. That was the moment Agent Grad School was born.
Agents as far as California and Canada were wanting to know how they, too, could create a similarly simple yet highly successful real estate business. The brokerage had companies all over the country making offers to buy it. I realized that the real estate industry was clamoring to learn these modern, simple and yet highly effective marketing strategies that clients also loved. So I started sharing how to do exactly what I did that worked so well.
