As real estate agents, we are usually entering the height of the Spring selling season right now, and we are typically busy running around working and meeting with clients.
That’s all changed this year.
And with federal distancing guidelines extended through at least April 30th, we need to “stay home” and “stay safe” and do our part to contain this virus.
It can feel like someone just hit the big pause button on life in general and especially in our real estate business.
Some clients are putting their home search or home sale on hold. Plans are being changed and it feels like we should wait until this is over to get back to business.
It’s not wrong to be feeling this way.
But rather than feeling stuck in this awkward waiting period, I want to encourage you to do things that will help your business and your clients right now.
You see, whether the market is “good” or “bad” doesn’t really matter.
It’s not what the market is doing that determines your success.
To be successful no matter what is going on “out there,” we as real estate agents need to be doing certain things all the time.
And the most important thing you can do whether the market is going up, going down, or completely paused is marketing yourself.
But, not the kind of marketing you might be thinking of…
Not the kind of marketing that talks about buying or selling a house when it’s not the right time.
Nor marketing that touts how great we are, how many houses we’ve sold, or our newest listings or open houses.
No, not that kind of marketing. That kind of marketing is rampant in the real estate industry and that’s not at all what I am talking about.
The kind of marketing I’m talking about doesn’t require hounding, convincing or bothering anyone.
The kind of marketing I’m talking about truly helps people, even if they aren’t buying or selling a home anytime soon.
The kind of marketing I’m talking about doesn’t require door knocking, picking up the phone, handing out business cards, going to lunch, getting coffee, popping by our past clients’ houses, posting on social media, making YouTube videos or paying hundreds or even thousands of dollars a month for online leads.
The kind of marketing I’m talking about attracts the exact kind of clients we want and has them reaching out to us, wanting to work with us, whether real estate prices are going up or down.
This is the kind of marketing I did during the 2008 real estate crash to create a million dollar per year business.
And the best part is the marketing techniques I’m talking about are all done from the comfort of your own home.
I’ve been using these techniques in my own real estate business for well over a decade and it’s the same marketing we’ve been teaching our students in our courses at Agent Grad School since 2011.
They work.
And there’s never been a better time to learn how to market yourself this way.

As Zig Ziglar famously said, “You can get everything in life you want if you will just help enough other people get what they want.”
That is exactly what we are talking about here and that is the kind of marketing you will be doing.
This is how you can bring everything you’ve ever wanted into your life. That I know for sure. How you get there is through marketing yourself correctly to the right people.

On today’s episode of Confessions of a Top Producing Real Estate Agent, we’re in the thick of it. We’re in this social distancing and the Coronavirus outbreak. But despite these setbacks, there are things you can and should be doing to keep your real estate business going right now. And we’ll talk about what those are and how to keep your business, not just surviving, but thriving, no matter what the market is doing. Onto today’s episode, as Real Estate Agents were usually entering the height of the spring selling season right now, we’re used to it being April and we’re running around Showing houses the Busiest time of the year, putting on new listings. And really this is a time when, sometimes, we make the most we’re going to make for the entire year. And obviously that’s all changed this year.
Federal distancing guidelines have extended through at least April 30th. And so we are all in court, courage and often mandated depending on where you Live to stay home and To do our part containing the virus. Yes. However, the, the Federal government did say that real estate and real estate agents are considered an essential business. And so you do have the right to be out, but Honestly, you know, you don’t want to, you want to protect yourself. You don’t want to be going out. You don’t want your Clients going on if they don’t have to. And so, regardless of whether we’re considering a central or not Clients, And you are staying home much more than they would, it can feel like someone hit the big pause button on life in general.
But especially in our real estate, businesses, clients are putting their home starts on hold. Any listings you were planning to put on the market, those are going on hold. And hopefully they’ll go on later. This year, plans are being changed, right? And laugh. And it feels like we should wait until this is all over to really get back to business. And obviously that feeling is understandable and it’s not wrong to feel that way. I talked to agents throughout the country, and there’s this general sense of feeling Like, I don’t feel like I should be doing anything. I don’t feel like I should really be in touch with my clients. I don’t really know what to do right now. I don’t know how to talk to them about any of this.
And there’s this general sense of kind of like watching and waiting, because nobody really knows how this is going to kind of wind up. And that type of feeling kind of leads to panic. And obviously that’s an understandable feeling right now, but I want to encourage you Rather than feeling stuck in this awkward waiting period. But there’s actually a lot that you can be doing to help your business and your clients right now. Do you see whether the market is good or bad? That doesn’t really matter? The market is not What determines your success It’s you and what you’re doing That determines your success.
And I would argue, it’s your Marketing actually that determines your success. And so to be successful, no matter what’s going on out there, we as real estate agents need to be doing certain things all the time. And when the market’s doing a downturn, we need to do them most importantly during that time. And that is Number one, communicating and helping our clients. But number two, that’s doing it in a way that markets yourself, your business. And so the most important thing that you can be doing with the market’s going up down or completely paused like it is now is marketing. And really what marketing means is communicating with your clients, your past clients and your potential clients, but not the kind of marketing that you might be thinking of.
And not the typical marketing that we see. So often in the real estate industry, that’s not the kind of marketing I’m talking about. I’m not talking about the kind of marketing that talks about buying or selling a house when it’s not the right time, right? That’s not what the Marketing, that’s not Marketing that we should be doing right now. We should not be telling people they should be buying a house or selling your house, or here’s our listing or any of that. We shouldn’t be pretending that this isn’t actually happening. I’m not talking, talking about Marketing that talks about Marketing market stats and what the market’s doing, and whether it’s going up or down or any of that stuff. That’s not the kind of marketing I’m talking about. I’m also not talking about marketing that touts how great we are, how many houses we’ve sold or talks about our newest listings or open houses.
I’m not talking about that kind of marketing at all. And that’s typically the kind of marketing that we as a real estate agents see most real estate agents are doing. And that’s really honestly what the public considers marketing from a real estate agent, but that’s not at all the kind of marketing I’m talking about. ’cause the kind of marketing I’m talking about. Doesn’t require convincing somebody to buy or sell the house when the time isn’t right. It doesn’t involve bothering anybody. The kind of marketing I’m talking about truly helps people all the time, no matter what the market is doing, no matter what’s happening out there, even if they aren’t buying or selling a home anytime soon, that’s what good marketing does.
And the kind of marketing I’m talking about doesn’t require you frankly, to hardly ever leave the house. It doesn’t require door knocking. It doesn’t require even picking up the phone. Doesn’t require you handing out your business card everywhere, or going to lunch with people getting coffee. It doesn’t require you driving over and popping by or past clients houses or giving them gifts or anything like that. It doesn’t even require a posting on social media unless you want it to. And it certainly doesn’t require making YouTube videos, although it could enhance your market, the kind of marketing that I’m talking about. And it doesn’t certainly doesn’t, especially at a time like this, doesn’t the marketing I’m talking about does not require you to pay hundreds and even thousands of dollars a month for online Leads, the kind Of marketing I’m talking about actually attracts the kind of clients that you want, the exact kind of clients that you want to be working with and has them reaching out to you, wanting to work with you, no matter what’s happening in the market, whether real estate prices are going up or down.
I know this kind of marketing works because it’s the exact kind of marketing I did during the 2008 real estate crash. We all remember that 2008, 2009, 2010. This is the kind of Marketing that made me not just survive that time period, but actually my business catapulted. And I was selling more real estate to people who actually wanted to buy and sell their houses during that period than I had ever sold in my career, which was like five years before that that’s the kind of marketing I’m talking about, the kind of marketing that attracts people who actually want to be taking action at that point in time. And the best part Is all of the marketing techniques that I’m talking about are all can be done from the comfort of your own Home.
I’ve been Using these techniques in my own real estate business for over well over a decade and its the same Marketing that I’ve been teaching our students inside our courses at agent grad school, since 2011, they are proven they are tested. And I learned about them. From outside the real estate industry And they work. And I believe that there’s never been a better time to learn how to market yourself in these new and modern ways kind of opposite of what we’ve been taught as real estate agents to do for marketing ourselves. And so for the month of April, I want to teach every single real estate agent I can get in front of.
I want to teach them these marketing techniques and these strategies that normally I only teach our students inside our courses and I’m doing this for free for the month of April. I’m doing this because when I’m going to be teaching actually works to grow your business and it works in any market and it actually even works better than a downturn in a market downturn. I’m not saying we’re going into a downturn. I think, I think it’s reasonable to say that we are, but my point is the Marketing that I’ll be teaching you for the month of April is Marketing that doesn’t really feel like Marketing, it doesn’t feel like you’re pushing anybody to do anything. You’re not really even talking about how it’s a great time to buy or sell.
You’re not doing any of that. And that’s why it works so well. And the reason I’m doing this is because I think real estate agents really need to know how to do this right now in order to have something to do while they’re sitting at home, but also grow their business and help their clients all at the same time. So I’m going to be teaching these for free in I’m creating a Challenge out of it. I’m calling it the agent Grad School 30 Day Marketing You From Home Challenge Challenge and all the real estate, All of the marketing techniques, techniques that I’ll be teaching throughout the month of April, I’ll be teaching them for free. And these are usually only things that I talk about inside our programs, because it’s really what moves the needle In real estate marketing.
And how are our students start to really change their business. But James, for teaching these to you for free, I’m going to ask you for something in return. I’m asking, I’m asking that you actually apply these techniques to your business in the next 30 days, we’re all sitting at home and all of these techniques do not require that you leave at all. And so I want you to actually put these things out into the world because you can learn about them all you want, but unless you’re actually putting the mountains of the world and getting in front of your ideal clients, Your past clients and your new leads, you’re not going to start making a difference in your business at all.
And so I’m calling this, the agent Grad School 30 Day Marketing You From Home Challenge. And again, this is not about Marketing yourself in a way that’s going to turn off anybody. It’s actually Marketing yourself in a way that helps people and they want to hear from you. And so all month long, you’re going to learn how to get clients using modern marketing strategies without ever leaving your house. And here’s how this is going to work. And I’m going to welcome you to the challenge. I’ll describe the challenge in a little bit more detail, as well as explain that first Marketing H a a S lesson and that homework assignment.
So you can start applying what you’re learning to your business immediately. And I’ll also answer any questions that you might have about the Challenge or about the lesson or about the homework. And then from then on, you’ll get an email every Tuesday in April with a new Marketing lesson and corresponding a homework assignment that helps you apply it to your business immediately. And again, every Wednesday at, in April From at 9:00 AM, Pacific 12 noon Eastern I’ll be going live inside that Facebook group to explain that that week’s lesson a more detail answer, any questions you have help you apply it to your business in any way, and then give you that Home assignment. Each class will be about 20 minutes long, so don’t be late and you can always, if you can’t join live, you can always watch the replay right in that group.
I’m also going to give out four awards for participants during this Challenge. And so the awards will be From for anybody who participates from April 1st and the end of the challenge is April 30th. And so the winners will be announced on April 30th. The first prize is for what I’m calling the A-plus student award and for every agent who does their homework assignment and applies these Marketing lessons to their own business and post their homework or whatever they’ve done to do it, to apply it to their business, maybe like a before or after, it will be very clear about what you have to do and what you have to post.
So for every person that applies their assignment, their homework assignment, and post it to the group gets one submission to the Challenge for this prize and the agent who has the most submissions and shows that they did the work to apply each lesson to their own business. During the month of April wins, these assignments can be posted any time during the Challenge from April 1st until 12 noon on April 30th, the agent that has the most Challenge homework submissions posted to the Facebook group gets a prize valued at 1997. And it’s our course called how to create your own online leads if there’s a tie.
So if there’s two people that have posted all their homework, then a random drawing will be chosen to, to choose, will occur to choose the winner. So that’s prize number one, prize number two is called the best attendance award. This award and prize will go to the agent that attends the most live classes during the month of April. If there’s a tie, there will be a random drawing to choose that winner as well. The winner of this prize, we’ll see re we’ll receive the three business building books that will be part of the Agent grad school, summer reading club. You’ll get all three books sent to you for free. I’ll just need your address and I’ll send them out to you and to qualify for this prize.

There’s one last prize and it’s called the team spirit award. This award will go to the agent that has the most team spirit. And what that means is that this agent is someone who’s given the most feedback and has been the most communicative and the most supportive in the Facebook group with helpful posts and really starting to be a really engaging people and really supporting people as they do their homework or they get stuck or anything like that. This agent will also receive those three business building books that will be part of the agent Grad School summer reading club. You’ll get all those books and I’ll send them to you and to qualify for this prize, you just have to be an active and supportive member of the Facebook group. During the month of April, you cheer, cheer people, cheer, cheer, people on who are doing the assignments.
You ask questions, you help other agents, whatever it is that really helps engage everybody and support everybody as they’re working hard throughout the month of April. This award is given at my discretion based on whoever I feel has the most team spirit. Now those are the four word awards and an agent can win more than one award. So for example, the same agent could when the best attendance award and the enrollment war award, and if they win more than one prize of the same, you know, there’s two prizes of, of kinda the same. Then they get both of them and they can invite somebody else to take the class that we’re giving away or receive the books that we’re giving away.
And so again, all you have to do to join this challenges, be a member of the closed Facebook group, the art of being a Top Producing Real Estate Agent. If you’re not a member there already just go to Facebook and Top type at the top, the art of being a Top Producing Real Estate Agent asked to join and answered a few questions. If you don’t answer the questions, you will not be allowed in to the group. So just be sure you answer those questions when you ask to join. Apply what you learn to your own business during the month of April and just post about it in the Facebook group. That’s how you become part of the challenge. That’s it? So whether or not you get entered for any of those prizes, it doesn’t matter, but be somebody who takes initiative during this month of April, when we’re all sitting home and learns how to market themselves differently and in a way that actually helps your clients. So this first Marketing assignment will be sent by email on Wednesday, April 1st, the first day of the challenge. And I’ll follow it up with a live class that same day, Wednesday, April 1st at 9:00 AM, 12 noon inside the art of being an Top Producing Real Estate Agent. I know I’ve been Marketing in our own business this way, and it’s so wonderful to hear the response from our clients and how they’re really responding more than ever during this time, because they’re stuck at home as well. And they, they enjoy hearing from us and they really think that we’re being helpful and showing up as experts and true professionals when it comes to real estate in their life. And they’re really grateful for it. So I’m going to teach you how to do the exact same thing. So even though we’re all stuck at home and not able to sell as many homes as we would like right now, there’s still a way to help your business while helping clients during this time. And that is the kind of marketing that you’ll be learning and doing all month long.
And it’s really stuff that you can apply for forever in your business now is not the time to sit on the sidelines and do nothing. Now is the time to get back to basics and do the basics in a way you’ve never done them before to get results you’ve never had before. And yes, of course, it’s okay to take some time and get some rest and have self-care and do all of the things that this slow down is requiring from us. But at some point you have to choose whether you want to continue to work on your business during the slow time or not. And there is plenty for you to do during this time to build and create a solid foundation in your business while you’re not able to do as much as you normally do.
In fact, this doing this during this time will only make your business stronger than ever. When this all blows over Marketing is necessary as a real estate agent, no matter what the market is doing, as I’ve already said, but especially when the, when there is a change in the economy, this is the time our clients need us. Most, they need to hear from us most also. And the only way that we can help them is by communicating with them the right way, not in a salesy way, but in a way that comes from truly wanting to help them and really making sure that message lands with them. And so, again, we’re not talking to them about buying or selling a home right now. We’re not communicating in ways that that aren’t going to be helpful to them.
And that is the marketing that we teach here at Agent grad school all the time. And I’m just really excited to open up kind of what we teach our students for you for the month of April. And obviously I can’t teach you everything in a 30 day period, but I picked some very important topics for every single week that are really going to help you think differently about the way that you talk to your clients, the way that you market yourself to both your clients and past clients and, and your new leads. So I’m really excited for you to be a part of this. And again, just to join the challenge is be part of the art of being a top producing real estate, Facebook group beyond the weekly email list.
And then just remember in order to get prizes that separate, you invite all your real estate agents, friends, you apply what you learn and put it posted in that group. It might even sound weird or kind of like the opposite of what you’ve been doing or hearing, and that’s why it works. So get your marketing into the best shape it’s ever been all month long during April and set it up so that when you are back in action, hopefully in may or June or whenever this whole thing blows over, you’ve got some foundations in your business that you can really build upon when this, when you’re back at it. Because once you set up your marketing correctly, which believe it or not, and this is going to be part of the first a lesson that you get a job on April 1st is setting up your marketing correctly means actually doing a whole lot less than probably you’re doing right now.
And really being able to set it up and then forget about it. So it’s this quiet engine working in the background while you’re off, focusing on working with the clients that have actually already said, yes, I want to work with you. And yes, I want to do this right now. That is what good marketing is. And that is the type of business that you can have To me. That’s, that’s The definition of a dream business clients Coming, when they’re ready, Excited to move forward and ch having already chosen you to work together. So you don’t feel like you’re trying to convince somebody while you’re the best, why you’re the best option they come to you already convinced. And that way you can be focused on helping people who have already decided that you’re the best choice For them.
And you can focus On that fully because that will keep you busy enough. If you’re doing Marketing correctly, That servicing The clients that have chose you will be your more than full-time job. You won’t have time to hunt for clients again, but here’s the thing. If you’re doing all this correctly, which is what I’ll show you in April, how to do, or at least the best I can at least get used Started, then you’ll, you won’t have to hunt for clients ever again. So think about How awesome would your real estate business be. If you never really had to worry about clients coming your way, because that is possible. That is the business that I built. And I’m going to show you how to do the same thing as much as I can In a 30 day period.
And again, Everything that you’re going to learn is something that can be done from home. And so now is the perfect time to be doing all this. I’m just going to read, Mind you again, that at some point, during this pause in the market, you have to make a clear choice about how you want to react to this. At some point, you have to decide whether you want to be in business, or if you want to choose to be out of business. And I know that sounds harsh, but it’s really, truly up to you. It’s not up to the market. Good. It’s up to you. And just remember the Market is never responsible for your success. Your marketing is, and I hope that you choose to stay in business.
Yes. And what I mean by that is working on your business and market yourself in a way that positions you as an expert to your clients and shows them that you’ve got their back no matter when they’re going to be buying or selling next, and no matter what’s going on in the market, Marketing yourself this way is truly the path to unsafe unshakable success in this business, whether the market up down or pause, we should always be communicating and marketing ourselves to our clients this way. Real Truly no matter what, one of my favorite quotes And it’s truly the quotes that I constantly think about. When I think about building a real estate business, Zig Ziglar famously said, you can get everything you want in your life.
If you will just help enough other people get what they want. And that is exactly what we’re talking about here. That’s exactly the kind of mindset that your marketing needs to have. And that is the kind of marketing that you will be doing as part of the Challenge during April. This is how with that kind of mindset is how you can bring everything you’ve ever wanted into your life. He says it right there. You can get everything in your life. If you will just help enough other people get what they want. And that has been so true in my own life and in my own real estate business that I know that that is true for sure.
And that is how we should base our marketing and how you get there is through marketing yourself correctly to the right people. I’ll show you how to do that. Exactly. That all April long, all you need to do is be engaged in this challenge for the next 30 days and apply what you’re learning to your own business.
